General Information The Douglas County Assessor, Engineer and Treasurer have tons of information available, via their web sites, about our area and the rest of the county. Tax Information 2007 Tax Valuation Data Now Available! The County Assessor is required, by State law, to maintain valuations on property in Douglas County within certain parameters, as they relate to actual market value. In other words, as market values in our area go up, so do our assessed valuations for tax purposes. The general rule followed for valuing property, whether it be for tax assessment or for sale, is that a home should be compared to other homes of the same style, in the same general geographic area, adjusted for size and amenities. Using comparable properties that match as close as possible is critical to achieving an accurate appraised or assessed value. This method results in considerable disparity in tax rates assessed per square foot between different styles of homes. The reason for that is simple; Ranch style homes cost more to build than Split Entry Homes; Split Entry homes cost more to build than Multi-level homes, and so forth on down the line. The end result is tax rates can vary considerably between differing styles of home. Most people know they can protest newly assessed valuations on their homes, but they simply do not have the time or resources to pull together the information necessary to see if their home has a fair assessment. Those who do have the information have an advantage, and oftentimes can successfully protest valuations. We do not mean to imply homeowners should not pay the fair tax on their property, we are just stating fact. A critical factor in being successful as a Realtor is being able to determine the fair market value of a home. As a homeowner I also want to know how my home compares in assessed value to other homes in Eldorado. As part of my process I map the assessed value, and other information, of all homes in the subdivision and I thoroughly analyze the information when I receive my valuation notice. I offer that information here to anyone wanting to to the same thing, though you will have to have Excel loaded on your machine to access and use. 2007 data assessment information is now loaded and available.
